Introducing Linbar Flats: A New Mixed-Use Housing Community in Southeast Nashville

Affordable housing remains a pressing issue in the Southeast neighborhoods of Nashville, especially within the 37211 zip code.

In this area, finding new units under $1,200 is becoming increasingly difficult, and many existing properties—some over 40 years old—require significant repairs. Our research, along with a growing waiting list, highlights the urgent need for new, mixed-use affordable housing in this region. Linbar Flats will feature on-site local retail businesses, designed to serve the daily needs of both residents and neighboring communities.

As rents continue to rise and wages stagnate, more individuals and families are at risk of homelessness and displacement, often relying on family for shelter.

Addressing the need for affordable housing is essential to ensuring the stability and well-being of our community.

 

The 37211 area is home to a diverse population, including a significant number of immigrants. To better support this community, we are working with an on-site organization to provide vital services, such as English classes, application assistance, and translation support.

Our goal is to help residents integrate and thrive in their new environment.

 

Our new housing community, designed by Barnett Design Studio, will offer much-needed affordable housing along with ample parking spaces, including a garage. Linbar Flats, located on 5050 Linbar Drive, will be designed to meet the needs of this vibrant and growing community.

Through ongoing discussions with local community members, we’ve identified an urgent need for affordable housing that serves low to very-low-income individuals, especially within ethnic communities.

Our design prioritizes stability, safety, sustainability, and opportunity, providing a solid foundation for residents to prosper.

 

We are also committed to creating accessible units for individuals with mobility, hearing, and visual impairments.

We’re excited to announce a partnership with Nashville Sur, which will offer Spanish-language AA meetings for those with limited English skills. Additionally, we’re working with Hands on Nashville to assist those affected by past floods and tornadoes, ensuring that we address the needs of our most vulnerable populations.

The demand for affordable and accessible housing in the Nashville/Antioch area is immense, and Linbar Flats is designed to meet this need. Features include ground-level community spaces, green spaces for residents and service pets, elevators, and accessible entrances. We’re also creating a rooftop common area and a dog park/green space to enhance the quality of life for all residents.

In line with property standards, our 34-unit housing community will include at least 5% of units for individuals with mobility impairments. We plan to increase this to 10%. Additionally, 10% of the units will be designed for individuals with hearing or vision impairments, bringing the total percentage of accessible units to 20%.

Our commitment goes beyond just providing housing. We aim to create a mixed-use space where everyone—including individuals with disabilities—can live comfortably and enjoy convenient amenities that enhance their living experience.

 

These amenities will include community gathering spaces, green spaces, and essential retail services to meet the daily needs of residents and neighbors.
